Reading Property Meet
Join Reading's largest property event for an evening of property networking featuring a new expert speaker each month. Network, mingle, learn and be inspired.
The Reading Property Meet is a friendly, independent property networking event which has grown from a handful of attendees to over 40 per month!
We meet on the last Thursday of every month at the Thames Lido. The atmosphere in the room is infectious! With renowned guest speakers, a pre-networking deal clinic with Adam and lots of opportunity and time to network. You will get to meet fellow property professionals, with all levels of experience, who are only too happy to give you the benefit of their experiences – both good and bad!
The evening is hosted by Adam Vickers and Karen Stanbridge. They love networking and talking about property with both new and seasoned property people alike. Each month there will be guest speakers from the world of property and the professionals who work alongside them to offer people a chance to learn from their experiences.

March Guest Speaker
At March’s Reading Property Meet, Hardeep Toor will show how experienced operators increase returns from the same building using hybrid development strategies.
He will explain the structural and financial choices that make commercial-to-residential conversions combined with permitted-development HMOs viable and how those choices protect margin and improve project viability before capital is committed.
This session is for investors and developers who are actively operating and want to improve returns from assets they already understand.
Session focus
- Practical rules to test whether a hybrid model improves yield for a specific asset
- The permitted-development and planning realities that materially affect viability
- Cost assumptions that erode profit and how to control them from day one
- Clear criteria for selecting commercial buildings worth converting
- Simple risk checkpoints operators use before committing capital
The session will be practical, grounded in live project experience, and participant led, with time for proper questions and robust challenge.
About the speaker
Hardeep Toor is a Chartered Quantity Surveyor and active developer with over £20m GDV delivered across commercial-to-residential and HMO projects in Reading and Berkshire. He specialises in permitted-development and hybrid strategies with a focus on structure, cost control and measurable returns.
